If you’ve utilised our instant valuation tool on your property, you absolutely need to take the next step to get an accurate, in-person valuation, even if you’re not planning to let it out or change the rent right now. Let’s talk about WHY…
While our instant valuation tool gives a fantastic quick estimate of your home, if you do want to let in the future, change the rental price, or just understand your property’s true value, you should take the next steps of bringing us round for a completely free, non-obligation, accurate lettings valuation.
Home improvements
First, we need to explain how our instant valuation tool works. It pulls local recent and historic data from various property websites such as Rightmove, Onthemarket, Google, etc. to make an estimate on the value. It considers what your home let for previously, how many rooms it has, the footprint of the property, and what similar homes in the area have let for recently.
What it CANNOT do, is know what updates, home/garden improvements, and design choices you’ve made which may raise the property value. This means the estimate may be below what you could realistically get for it if you took it to market now.
The local market
While the tool does pull local market data in the form of recently let similar properties nearby, it won’t have the same level of understanding and experience in the current local market as a Letting Agent.
We’re out there every day, doing our research and letting homes in the area. That gives us a much deeper knowledge of tenants looking for a home like yours, and we can ensure the property valuation is more accurate as a result.
Expertise
With decades of experience valuing properties, it’s become a honed skill for our agents.
Knowing the best price to come onto the market, what interest could be generated using our advanced marketing techniques, and understanding what tenants we currently have in our database want, means our agents can show you the absolute best price you could achieve.
If you want to let quickly or at a certain time of year, our agents can take this into account with pricing to achieve your goals at your own pace.
Outside influencing factors
Other factors do come into your property valuation. For example, we may want to consider:
· Local culture
· New shops/restaurants opening in the area
· Amenities buyers are currently looking for
· Local parking situations
· New transport links
This is important information which influences your final value but isn’t considered by our instant valuation tool.
The next steps…
We hope to see you soon!
