‘Vincent Place’ successfully fully sold off-plan!

Learn more about the journey of the development Vincent Place – from its historic beginnings as a school where Vincent Van Gogh once taught, to a stunning development of new homes with delighted new owners found by Oakwood Homes.

Another success story for our books, Oakwood Homes have taken the luxury development of nine new town houses and five converted apartments, known as ‘Vincent Place’, and matched the perfect buyers for each.

While well versed in selling all types of homes and apartments across Thanet, we have a particular passion for new homes, with our Land & New Homes team working exclusively on the developments entrusted to us to sell.

Virtual vs Reality: Before and after shots of the development.

For this project, we worked with Future Homes – a developer passionate about getting the smallest details right, with each new site carefully selected for its unique setting – from beachfront, to urban living, to idyllic rural settings. This particular development was just 500 yards from the seafront and the beautiful Ramsgate Marina.

Our ‘Land & New Homes’ team spread the message far and wide of the fantastic benefits available with delightful marketing materials showing off all the style, quality, and high standards of craftsmanship the homes and apartments have to offer, as well as detailing what government schemes might help the buyers achieve their purchase.

The team put together brochures, videos, photos, online enquiry forms, targeted advertising and blog posts, utilising Oakwood’s expansive existing database of potential new home buyers, our YouTube channel (which receives up to 4000 views a week!), and our social media channels.

With over 100 enquiries via social media and an incredible 164 enquiries from our database, the team set about the task of finding the most qualified and serious buyers, giving them all information needed and answering any questions extensively, to ensure each buyer was a perfect match for their new home.

It didn’t take long – in fact it was only a week after launch in the middle of the pandemic, July 2020 – when the first home was reserved off-plan. Since then, all the townhouses and apartments have been reserved off-plan with delighted buyers and happy sellers.

Those successful buyers were then guided by us as we offer a full service from the first enquiry through to completion, with help from our recommended mortgage advisors and other partners.

The remaining buyers who enquired but missed out have entered our database to hear about new developments coming up, and we’re keen to show them some more of the new developments beginning to pop up around Thanet. We want to give all our database a chance to find their dream home in the area.

With just a little bit of smart thinking, some local knowledge, and creative marketing, every home can go to the perfect buyer, ready to make their own memories and magical life changing moments there.

When it comes to selling your Thanet home, setting the right price is one of the most critical decisions you'll make. Incorrectly pricing your house can lead to prolonged listings, missed opportunities, and even financial loss.

As we approach the upcoming Budget announcement, many are left pondering the state of the housing market in East Kent and its trajectory. Recent trends suggest a shift in buyer sentiment, with some holding off on purchases in anticipation of clearer economic signals.
