WHY you should look for an agent with *regular contact* and *quick response* times...

When it comes to choosing an agent, we each have different priorities. Sometimes you don’t know what you need until you start the process. We believe that regular contact and quick responses should be top of your list when looking, and here’s why…

Let’s pose an example situation:

You invite some agents round to value your home. One comes round talking a big game, they’re part of a big national chain or they say they sell more homes than anyone else and are making huge promises left and right. You choose them as your agent.

They send round staff to do some photos and your home appears on Rightmove and Zoopla, and you hear nothing.
Two weeks go by, three... Finally, they call with a viewing. But you’ve never seen the agent who’s showing the home and they don’t seem to know anything about your property. No one puts in an offer.

The weeks creep by. You call the office, they say the person you dealt with is out valuing properties, but you’ll get call back. No call back, or maybe one a few days later saying you need to reduce your asking price.

You lower your price because you don’t know what else to do. More time goes by. Eventually someone puts in a lowball offer and you accept out of desperation. The progress is slow because your agent won’t answer, and you feel like the lowest priority.

You feel sad, stressed, and like you made the wrong decision.

This is the worst-case scenario, and it’s all down to not prioritising an agent who responds quickly and keeps in regular contact with you. Now let’s talk about what the right agent could give you…

A stress-free experience - stress comes from the unknown, so if your agent keeps you up to date with everything you need to know, it relieves a lot of the worry. You also never need to chase them for an update, which is an anxiety inducing task.

Things can change fast - Everything can change in an hour when selling and buying properties so not responding quickly could easily lose you a buyer.

That personal touch makes all the difference – If an agent has a personal connection with the seller because they keep in regular contact, that can really be worth its weight in gold. They’ll sell your home like it’s their own and their knowledge of it will be thorough and persuasive when the right buyer comes calling.

Having an agent who has your back and knows you well is key – How do you like to be communicated with? What’s your stance on keeping/getting rid of certain items in the house? Does your agent care if you get a good deal or are they just trying to get you off their backs? If an agent knows you well and has your back throughout the process, they’re going to be able to knowledgably answer your buyer’s questions, understand how you want things communicated so nothing gets missed, and prioritise the things you want prioritised in your sale.

Quick responses move things along faster – There’s nothing worse than finding the home of your dreams but your own sale is dragging. It can feel like a clock ticking away on your life. Keeping things moving in a chain makes everyone happy, and quick responses are the way to do that.

Your questions matter – We know there’ll be plenty of times during this journey that a question pops up for you. You want to know that there’s someone at the end of a call, text or email who can answer it for you in good time. Confusion during a sale can hold everything up if wires get crossed so by ensuring all your queries DO get answered, we can keep things moving smoothly forward.

If they respond well to you, they’ll respond well to your buyers – There’s nothing worse than feeling like the lowest priority as a buyer. It can cause pull outs, push backs, and upset delays. To get the best price for your property we need to keep the buyer happy, which means quick responses and quality communication towards them too. If an agent can’t respond to you, why would they be responding to your buyer?
